3 stars is the most generous I could offer, and that’s all due to the loveliness of the staff—from the bell men, valet staff, and front desk attendants at the spa, they all went above and beyond to make sure I was comfortable. The spa experience was excellent and the facial was one of the best I’ve ever had! Sadly that’s where the positives end.
The rooms themselves are dated with issues that shouldn’t be present given the price point. The first room I booked was supposed to be a higher end king suite with a courtyard view. The AC unit made loud banging sounds when it turned on/off, startling both me and my dog, and by 2am I was asking for another room as I hadn’t slept a wink. The downgraded king room they offered had a quieter running AC, but was facing the street and across from several rooms in which screaming toddlers were booked. Beds are not comfortable and pillows deflate as soon as you lay on them. Lastly the new room was not fully cleaned/ready upon arrival as my dog ate something on the carpet and has been sick all day. It’s a good thing we decided to check out a day early and just come home to be comfortable. Never paid so much to be sleep deprived, uncomfortable and have my dog get ill. Service was wonderful but this property needs some serious work to be considered a luxury resort. Cannot recommend.

The Resort is large with beautiful common areas. All of the staff were welcoming. Our room was nicely done with a large bathroom. Beds were comfortable. We stayed in a top floor, bay view room (well worth it for views). We had a large private balcony that was enjoyable day and night. Room was plenty big for family of three. Restaurant was good, Wed night entertainers were fun. We used the coffee shop several times although the Nespresso machine was good too. Resort is convenient by car to many wonderful places on the coast. No stay is perfect, there seems to be some plumbing problems. The toilet needed fixing, there was a sewage smell in the bathroom and the shower did not always get hot. Maybe it was due to age of building. The only real inconvenience was getting out of self-serve parking. Key didn’t work and valet wasn’t always available. Not fun. Overall, we enjoyed the Balboa Bay Resort along with Newport Beach and would return.

We loved our stay at the Balboa Bay Resort. The staff (from the front desk, to the valet, to housekeeping) were so incredibly friendly, helpful, and hospitable~ one of the best staff experiences I've encountered over many years of travel. The room and bathroom were spacious and very clean. Lovely restaurant, really enjoyed the fire tables on the patio in the evening. Will definitely stay here again and would recommend to anyone visiting the Newport Area.

Great location, facility, helpful service staff and clean rooms.

The only issue I have as a business traveler is the breakfast restaurant doesn't open until 8 a.m. They do have a cafe to grab something to go early. Other than that, my experience was perfect.
